    B-hive Property Solutions’ services are all encompassing, across all disciplines to enable block and estate managers to operate profitably and compliantly. The machinery behind the scenes is scalable, meaning we are fully equipped to cope with the complexity that sits within property management and the tools needed to enhance the service delivery.

    B-hive Property Solutions provide the back-office solutions which include client finance and service charge accounting, along with services deemed as ‘essential’,

    B-hive Property Solutions’ Health and Safety team are comprised of specialist inspectors whose training and experience is geared towards safety management in the residential block industry.

    Each year B-hive Property Solutions’ Health and Safety team perform health, safety and fire risk assessments for thousands of properties and hundreds of asbestos inspections across the UK.

    Health & Safety

    B-hive Property Solutions’ Out-of-Hours service is a subscription only service, operating from 5.30pm – 9am on weekdays.

    The service is operational 24/7 on weekends and bank holidays. Essentially, you can speak to an expert as and when you need.

    Our team treat all incoming calls as emergencies and will speak to residents to collate information, assess the best course of action and deliver the outstanding customer service that is expected from us.

    Shaw and Co Chartered Surveyors specialise in servicing the block management sector on all manner of building surveying and valuation issues relating to both residential, mixed use and commercial properties. Regulated by RICS, the team can ensure that buildings are maintained, repaired and serviced in a legally compliant and cost-effective manner.

    The Shaw and Co team perform survey work throughout southern England and in addition the team operate a large surveyor panel made up of 37 independent surveying firms, comprising both national and localised firms throughout the UK. This means that wherever you operate your surveying needs can be fulfilled.

    Contractor Accreditation Scheme

    B-hive Property Solutions’ Contractor Accreditation Scheme ensures all clients receive a reliable and highly professional service from the contractors that we appoint to work on a property.

    Our contractors are vetted across different areas, including Insurance Cover, Company Information, VAT registration, Trade Memberships and Health & Safety compliance.

    The scheme requires all contractors to complete a registration and accreditation application, allowing us to ensure all relevant background checks take place before appointed to carry out any work. The team carefully monitor services provided and ensure all legal documents are kept up to date.

    Section 20 is part of the Landlord and Tenant Act 1985 (as amended) and requires Landlords to consult with Leaseholders when they intend to carry out qualifying works where any one Leaseholder’s contribution to the cost of those works is expected to be £250 or more (inclusive of VAT). The Section 20 Consultation process intends to protect Leaseholders from paying unnecessary large amounts of money for work carried out to their building

    Site Staff Solutions

    At B-hive Site Staff Solutions we can assist clients with the employment of site staff, without the client facing any of the liability and obligations that can typically be associated with direct employment. We currently employ and manage a mixture of roles including estate managers, caretakers, concierge, night wardens, cleaners and gardeners. B-hive Site Staff Solutions can provide a fully inclusive Management, HR and Payroll Service.

    We also provide a full administrative support package for clients who directly employ their own staff which can include many of the same elements as the B-hive Employed Site Staff package, with payroll, HR and Health & Safety  Training.
